Portland Condos – Selling your Portland condo

Portland Condos. Selling your condo in Portland Oregon? Thinking about selling your condo in Portland? There are many factors into selling your condo. Here is a youtube video with some ideas!

One of the first things we would do is research a comparative market analysis of your Portland condo. We would look for sold comps within the last few months preferable in your building. If there no recent sales, then we can expand our search to the neighborhood such as the Pearl District or Downtown Portland. Once we find three sold Portland condos similar to yours we would start to minus and plus the differences. Some of those would include square footage, location in the building, view and amenities.
In regards to the square footage some will generalize and say for example the Pearl District is around $500 per square foot and use that as a basis. Or take the three condos and see what they are per square foot and figure yours out comparatively. Although this is a good generalization there are many other factors involved that could affect your Portland Oregon condo value.
The location in the building is very important. What level are you located on? Is your unit or the comparable condos a corner unit or perhaps an inside unit such as we have in the Marshall-Wells Lofts and the Avenue. There are some other semi-courtyard units such as in Riverstone, Tannerplace and Park Place.
Does your condo or the sold Portland condos have a view? Many of our condos here in Portland have a view of the mountains such as in the Metropolitan and Cosmopolitan in the Pearl District. Some have a city view especially if your condo is on the south side of the building in the Pearl District. Many of the Portland condos in South Waterfront have a view of the River and even some of a view of the river and city which would increase the value.
We would also consider the amenities and upgrades each condo has. Does your condo or any of the sold Portland condos have 2 bathrooms? Parking? Was the condo a penthouse condo with upgrades or have the condo been upgraded over the years. Does your Portland condo or the comps have an deck or terrace?
These are just a few factors to consider to working out a fair market value for your Portland Condo.
Once we figure out a good market price we would go into the marketing phase of your condo in Portland Oregon. We also send out eflyers, upload to Zillow etc to help keep your condo listing in the realtors and public eye.
Once we receive an offer we then work through the negotiation process. As been in real estate for almost 30 years have seen many sales agreements. We can look at the pros and cons of the offer to determine if it is acceptable or should we counter. Once we have an accepted offer we then go through the escrow process including home inspections, condo HOA documents review, financing and all the other things that come up during this process. Again, as have seen so many transaction am there to help you navigate through all this with as little as stress as possible to get to a successful closing!
